New Mandatory NY Eviction Forms

New eviction forms are required for all New York town, village, and city courts effective September 3, 2024. The Administrative Order of the Chief Administrative Judge of the New York Courts also requires a one hour waiting time before an eviction default warrant will be granted. There are mandatory Notice of Petition forms for holdover evictions and nonpayment evictions under Article 7 of the New York Real Property Actions and Proceedings Law (“RPAPL”).

New York landlords must also attach these two notices to their eviction forms:

  1. Good Cause Eviction Law Notices are required with every initial lease, renewal lease, notice of rent increase or nonrenewal pursuant to RPL §226-c(1), statutory 14-day rent demand pursuant to RPAPL §711(2), and petition pursuant to RPAPL § 741 (effective August 18, 2024.)
  2. Violence Against Women Act Notice for Section 8 tenants.
