The first step is the preparation of the contract of sale by either the real estate broker or if there is no broker, by the attorney. Once the contract is signed and accepted by the attorneys and any necessary home inspections have been done, then the buyer takes the contract to start the formal mortgage application process. After the buyer receives the mortgage commitment, then the title is checked over by the buyer’s attorney, and the closing will be scheduled once all the documents are ready for closing.
